From a full house to a finished sale.

Our Estate Sale Process

From a house full of belongings to a professionally managed estate sale. You don’t need to know how to organize one. That’s our job.

Before you call

No inventory needed. Keep what matters, secure what’s private, and let us see the rest before you clean out or donate anything.

What the family keeps

What the family keeps

  • Family photographs
  • Personal documents
  • Medications
  • Heirlooms
  • Jewelry being kept
  • Furniture going to family
  • Sentimental items and personal electronics

On your first call we’ll ask about the property’s location and size, any garage, workshop or barn, vehicles or collections, your timeline, and whether a Realtor is involved.

Twenty steps, from first call to finished house.

The process in four stages

Stage 1: Getting started

Tell us about the property

A short conversation about the home and your timeline.

Don’t clean everything out

Let us evaluate before you donate or dispose of anything.

Estate consultation

We review quantity, quality, variety, specialty items, property, location and timeline to see if we’re the right fit.

Choose the selling strategy

Estate sale, auction, consignment, or a combination.

Agreement and scheduling

Commission, fees, responsibilities, access, sale dates, discounts, payment and unsold merchandise are put in writing.

The family removes what it’s keeping

Before staging, remove or clearly mark anything not for sale.

We evaluate the entire property

Rooms, closets, cabinets, garages, workshops, sheds, barns and outdoor areas.

Sorting and organizing

Everything is grouped into logical shopping areas. Jewelry and small valuables get extra attention.

Identify items needing attention

Fine art, jewelry, sterling, coins, antiques, designer furniture and collectibles.

Research

Maker, marks, age, condition and comparable sales. The depth matches the item’s potential value.

Pricing

Based on current resale value, not original retail price or sentiment. We protect value and sell merchandise.

Staging

Set up so shoppers can see items, move through the home and discover more.

Photography

Strong photos give buyers a reason to put your sale on their schedule.

Marketing

Listing platforms, our website, social media, email, signage and specialty outreach.

Pre-sale preparation

Checkout, customer flow, restricted rooms, valuable-item security and final staging.

Sale day

Our team handles entry, questions, offers and transactions. You don’t negotiate every lamp.

Discounts

Progressive discounts may be used: earlier to protect value, later to move merchandise.

Post-sale evaluation

Auction, consignment, donation, family retention, clean-out or disposal.

Client accounting

Your agreement explains how compensation is calculated, when payment is issued and what accounting you receive.

Move the property forward

Ready for Realtor photos, cleaning, repairs, listing or closing.

How It Works

We build the strategy around the estate

Not every estate should be handled the same way.

Estate sale

Often right for a whole household with substantial saleable merchandise.

Auction

Collections, vehicles, equipment or specialty items that may benefit from bidding.

Consignment

Selected pieces that deserve more selling time.

Combination

Different categories can go to different marketplaces.

Your situation

The first conversation starts slightly differently for each.
Tell us at the start who has authority and keys, the family’s travel schedule, property access, Realtor details, what the family is keeping, and your deadline.
Choose what goes to your new home first: furniture, photos, art, clothing and keepsakes. Then let us evaluate what remains.
Confirm your legal authority with the estate’s attorney (probate, beneficiaries, appraisals, authority to sell) before authorizing a sale. We handle the practical liquidation. We don’t provide legal or tax advice.
Call us when your client says, “We need to empty the house before we can list it.” Don’t wait until the family has spent six weeks clearing it. Early referrals give your client more options.
